Top modern elite residential complexes in Minsk. A square meter there costs up to 11,000 dollars
We looked at the prices of apartments in stylish elite complexes built in recent years.

Depo
The 'Depo' quarter near Victory Square is considered the most expensive. Some experts call it the only truly elite residential complex in Minsk.

Currently, four buildings are under construction. Two of them are expected to be commissioned this year, and only two apartments remain for sale in one of them. Another six are available in the building to be commissioned next year, and five apartments in the building that will only be completed in 2028.
Prices for these eight apartments are unknown.
However, there are plenty of apartments for sale in neighboring buildings. The cheapest offer is a two-room apartment with bare walls, with a total area of 50.6 m². It is being sold for 275 thousand dollars, or $5435 per square meter.

It is noteworthy that in 2023, during the construction phase, a two-room apartment in 'Depo' with an area of 50.5 m² could be purchased for 160 thousand dollars ($3170/m²).
There is also a two-room apartment of 57 square meters for 385 thousand dollars, also without renovation. The square meter here comes out to 6150 dollars in total, but it should be taken into account that the price includes a storage room and a parking space in the underground parking.
A bare three-room apartment with an area of 94 m² is sold for 485 thousand dollars, or 5170 dollars per square meter. Without a parking space.

And for the most expensive apartment in the elite quarter, they are asking for almost a million dollars. However, this is already an apartment fully ready for living, with renovation, furniture, and appliances. A three-room apartment with a total area of 89 meters was listed for 980 thousand dollars. This is, for a moment, $11 thousand per meter!

Andreyeuski
Residential complex 'Andreyeuski' is another complex in the central part of Minsk, designed in Scandinavian style.
The two houses currently under construction will have 100 apartments.

A square meter in this residential complex costs from 2250 to 2800 dollars.
Therefore, compared to 'Depo', apartment prices here can be said to be budget-friendly.
Maestro
The residential complex is located on Nemiga Street, 46. The 'Frantsishak Bahushevich Square' metro station is within walking distance.
This 20-story residential complex took first place at the Belarusian Union of Architects festival in the 'High-Rise Residential Buildings' nomination.

The developer's website states that a square meter costs from 2000 dollars, and there are at least nine unsold apartments from the developer with an area from 50 to 250 square meters.

Two more apartments without renovation are for sale from owners. For bare walls and 76 square meters on the 16th floor, they are asking 275 thousand dollars (at $3600/m²).

And for an apartment of 53 meters on the sixth floor — 253 thousand ($4800/m²).
North Shore
This residential complex became famous for the fact that apartment prices in it were announced only after a refundable deposit of 7000 rubles was made.

The developer calls the 'North Shore' residential complex a fundamentally new approach to a residential complex — it is located on the river bank and surrounded by nature.
However, not all apartments there are truly valuable, but only those located on the park and waterfront line.

Thus, at the end of 2025, the cheapest apartment sold in the house on Vital Tsvirka Street, 88, has an area of 62.3 square meters. It was bought for almost 319 thousand dollars — which is 5118 dollars per square meter (at the exchange rate at that time).
An apartment with an area of 79 square meters became the most expensive — 450 thousand dollars, which amounted to 5692 dollars per square meter.
Low-Rise 'Levada'
Apartments in 4-5-story buildings in the 'Levada' quarter are considered close to elite.

The most affordable apartment in a four-story building on Novavilenskaya has a total area of 80 meters and is sold for 235 thousand dollars ($2940/m²).
The most expensive apartment in the quarter is located in a neighboring building. For a four-room apartment with an area of 103 meters, with bare walls and three-meter high ceilings, they are asking 345 thousand dollars ($3340/m²). The price includes a parking space.

Who is buying?
Last year, Realt.by, referring to data from the Swiss bank UBS in its Global Wealth Report 2023 study, wrote that about 7300 dollar millionaires live in Belarus.
Other estimates cited a figure of 10-12 thousand millionaires.
More than 80 percent of elite housing buyers are Belarusians. Another approximately 10% are ethnic Belarusians who earned money abroad, and about 10% are foreigners.
