The agro-town of Vishnyouka is well-known to everyone who enjoys relaxing at the Vyacha reservoir. This settlement is located 11 kilometers from the capital, and currently, fewer than a thousand people live here. However, in the coming years, everything could change. New residential buildings, a school, and public facilities are planned to be built in Vishnyouka. In total, almost 500 new apartments are intended to be constructed here — likely targeting Minsk residents ready to move to the suburbs. The development project is currently open for public discussion, writes Realt.by.

The Minsk Regional Executive Committee is conducting a public discussion of the master plan and detailed planning project (DPP) for the residential zone of Vishnyouka. All interested parties (especially those living in the agro-town of Vishnyouka and its surroundings) are invited to participate. The project's goal is to create a modern, comfortable, and attractive settlement for living.
Vishnyouka is located in the Papernya rural council of the Minsk district, 11 kilometers from the capital. MKAD-2 and the R-58 highway leading to Myadzyel pass nearby. Currently, about 950 people live in the agro-town. The settlement consists of private houses and several two-story buildings. Its infrastructure includes an elementary school, a nursery-kindergarten, an outpatient clinic, a post office, a shop, a roadside hotel complex, a cafe, and a gas station.
Where will the new housing appear?
The main changes will affect the southeastern part of the agro-town. In the first stage (by 2030), multi-apartment new buildings may rise in the area of the intersection of Tsentralnaya and Proektavannaya No. 1 streets. In the second stage (by 2040), residential buildings will begin to be built along Proektavannaya No. 1 street, as well as in the area of the intersection of Tsentralnaya and Maladzyozhnaya streets. Currently, an elementary school is located here, which is planned to be reconstructed into mixed public-residential development.
New estates (possibly townhouses) will also appear in the agro-town. Private houses may be located on Shkolnaya street, along Pryazyornaya street, and along a section of the planned Budaynikou street. Some existing blocks of estate development are expected to undergo densification. This may affect Lermontava lane, Palyavaya and Chekhava streets.

According to urban planners' plans, a total of over 500 new apartments and estates will be built in Vishnyouka. The calculation is most likely made for Minsk residents. But who exactly will be offered housing near the Vyacha reservoir is still unknown.
Perhaps metropolitan developers, willing to invest in the suburbs due to a lack of available sites in Minsk, will undertake the construction.The option of building housing for those on the waiting list is also not excluded. In such a case, the houses will be erected by state organizations.
In the first stage, 165 apartments and estate-type houses are planned to be built, and in the second stage – another 248 apartments and estates. Overall, the volume of new residential construction will amount to 33 thousand square meters. This will include both multi-apartment development (72.9%) and estate development (27.1%).
What about the infrastructure?
In the first stage, a new school for 502 places, a retail facility with an area of about 600 square meters, and a public catering facility with 30 seats are planned to be built in Vishnyouka. The educational institution will appear in the area of the intersection of Tsentralnaya and Budaynichnaya streets.
Urban planners also promise to consider landscaping – to tidy up the area near the reservoir, update existing parks, squares, and boulevards, and create new ones.
As for the population of Vishnyouka, it will grow gradually. In the first stage (by 2030), the number of residents will increase from 950 to 1350 people. In the second (by 2040), it will reach almost 2000 people.

Public discussion of the project will take place from January 26 to February 9 at the Papernya Rural Executive Committee (agro-town Balshevik, Fabrychnaya St., 6). A presentation and meeting with local residents will also be held there on February 4 at 18:00.
